🎓🚧 Exciting developments are underway at Florida State University (FSU) in Tallahassee! 🌴 As of March, FSU had 3,167 beds under construction, accounting for 7.7 percent of enrollment. 🏢 Despite a slight enrollment decrease of 2.8 percent for the fall 2023 school year, FSU remains a prominent institution with significant preleasing activity. 📊 Preleasing for the 2024-2025 school year reached an impressive 74.8 percent in March 2024, showcasing strong demand for student housing.#StudentHousing #Tallahassee #MultifamilyDevelopment

I've often thought about the possibility for community colleges and univeristies to partner on student housing. I'll be interested to follow this partnership between Mercer County Community College and Rider University! Aside from helping to address #basicneeds, this could be a compelling strategy to ease #transfer too! Are there other examples of #studenthousing partnerships I should be familiar with??#communitycollege #studentsuccess

You know... it's one thing when college students have housing insecurity because the rents in the market are not affordable. It's another thing when your local and state government is so anti-development that there is literally not enough housing for the students. What's more ironic is it's the state's university system that has told these same universities they have to increase their enrollment or lose funding. Right hand, meet the left hand. Now get to work solving the problems you created.Oh - and to the neighborhoods surrounding this Santa Cruz campus. You're wrong about purpose-built student housing impacting your property values. Students living in their cars on the streets and parking decks are going to hurt your property values. Entering or returning to college in the fall is usually a time of excitement. However, this fall, excitement was dashed for some students because they face uncertainty about their housing status—be it on campus or otherwise. According to a recent Forbes article, two key reasons exist for this uncertainty. First, many colleges across the nation are experiencing enrollment increases as a result of students re-entering college after the Covid-19 pandemic pauses and are simply unable to house all students who apply for housing. Second, off-campus rents have risen, making this type of housing unaffordable for some students. A couple of weeks ago I wrote a personal opinion piece for the Martlet, my alma mater’s student newspaper, on a potential solution to the student housing crisis in B.C. The piece explored the idea of adopting non-market housing policies found in the Netherlands, particularly with emphasis on the SSH organization which I was personally familiar with given that I lived in one of their residences. Particularly the shift of responsibility for housing students on campuses away from universities/colleges to an organization which solely focused on providing housing to students. Allowing universities and colleges to focus their attention on educating students instead managing rental properties. Meanwhile there would be an organization dedicated to building affordable housing units for students which could improve costs efficiencies, timeliness, affordability, accessibility, and hit potential environmental goals. #housing #affordablehousing #studenthousing #housingpolicies #economics https://lnkd.in/g6yMtWwE

Developing student housing is like threading a needle right now, and developers are running out of needles – aka viable markets. During Bisnow recent Higher Education and University Development Summit, leaders in the market discussed the flood of capital into the sector, its implications, and how student housing’s resiliency during the pandemic made it a safe bet in certain regions. Pebb Capital is a leader in this sector, having acquired and developed 6,000 beds. For example, the firm is behind the ground-up development and 2021 disposition (for $84MM) of Monarch Heights in New York City. The 80-unit building features 153 beds and is a block from Columbia University.
